Unveiling the Constraints for Green Building Project Undertaking in Nigeria

Abstract
Green construction practices are emerging veritable means of combating global warming that is currently ravaging the world. Its undertaking has become critical to all countries of the world. The aim of the study is to unveil the constraints for green building project undertaking in Nigeria. Data were collected via questionnaire designed using Likert’s 5-point scale and distributed to two hundred and thirteen (213) respondents out of which 199 were retrieved, cross checked and used for analysis. Data collected were analyzed using Mann–Whitney U test and the Structural Equation Model (SEM) techniques. The findings indicate that the opinions of public and private sector professionals regarding the criticality of the identified constraints are the same. Also, the study identified five major constraints (Lack of Government incentives and regulations on green buildings, Non-Availability of green buildings, High construction cost, Lack of Knowledge about green buildings, Low Environmental awareness) which significantly impede green building undertaking in Nigeria. Hence, the study recommends formulation of policies and strategies to promote consciousness in green buildings and reduce costs associated with green building construction. Provision of financial incentives by government. Proper awareness about the costs and long-term benefits of green buildings. Lastly, government should commence the construction of green building to demonstrate the benefits of green buildings.
